We offer two different levels of zoning research for your project needs: 


· Zoning Investigation Report (ZIR) – This detailed report provides a comprehensive analysis of the zoning regulations that apply to your property. It’s designed to give you a clear understanding of what’s possible so you can confidently shape your project vision within the jurisdiction’s requirements.. · Site Analysis Report (SAR)-  This comprehensive report provides an in-depth evaluation of all key development factors affecting your property. From zoning and site constraints to access, infrastructure, and surrounding conditions, we give you a clear picture of what’s possible.  See Due Diligence tab for additional information.

Zoning Investigation Report (ZIR)

Best for understanding what’s allowed

The ZIR focuses specifically on the zoning regulations that apply to your property. It answers key questions like:

  • What can I build here?
     
  • What uses are permitted?
     
  • What are the development standards (setbacks, height, lot size, etc.)?
     

This report is ideal for early-stage planning or when you need clarity on zoning requirements before designing your project.


 

Site Analysis Report (SAR)

Best for understanding what’s possible

The SAR takes a broader, more in-depth look at your property. In addition to zoning, it evaluates real-world site conditions and development factors such as:

  • Property constraints and opportunities
     
  • Access and frontage
     
  • Surrounding land uses
     
  • Infrastructure considerations
     
  • Potential development challenges
     

This report is ideal when you’re seriously considering development and want a complete picture before moving forward.
